September 2018– College Greens / Rosemont CA Real Estate Market Conditions

The number of for sale listings in College Greens / Rosemont / Mayhew area was up 49.2% from one year earlier and up 5.6% from the previous month. The number of sold listings decreased 33.9% year over year and decreased 41.3% month over month. The number of under contract listings was down 15.1% compared to
previous month and down 32.8% compared to previous year. The Months of Inventory based on Closed Sales is 2.5, up 124.4% from the previous year.

 

The Average Sold Price per Square Footage was down 1.3% compared to previous month and up 6% compared to last year. The Median Sold Price was the same as last month. The Average Sold Price also increased by 1.8% from last month. Based on the 6 month trend, the Average Sold Price trend is “Neutral” and the Median Sold Price trend is “Neutral”.

The Average Days on Market showed a upward trend, an increase of 5.3% compared to previous year. The ratio of Sold Price vs. Original List Price is 98%, a decrease of 2% compared to previous year.

Where is the Housing Market Headed?

September continued the recent trend of the summer. More homes came on the market, 49.2% more as compared to last year and 5.6% more to last month to be precise, while less homes actually sold – 33.9% from last year and a whopping 41.3% from last month. Seasonally we generally see that kind of jump and fall off respectively but usually not as extreme. The homes that actually closed escrow was 33.9% less than last year and new contracts were 15.1% less than last year and 32.8% to last month. Inventory is up over 124% from last year giving buyers more to choose from than in recent memory.

Technically it’s still a seller’s market at 2.5 month’s supply of homes but any agent worth their salt is going to tell you that in most instances the leverage is with buyers not sellers. Yes we are still getting multiple offers on right priced premium homes. Heck we even had multiple offers on a home that was on the market 84 days so it’s still happening. The average sold price per square foot was up 6% from last year and 1.3% to last month but gone are the days a seller could slap on a high price and expect to get offers. Now, unless the home is right priced buyers are not even looking at over priced homes.

So, what’s it all mean?

If selling – price your home right and be ready to make adjustments as needed. If buying, you have more leverage from now through the end of the year than you have had in previous years. Real Estate is cyclical and usually runs in 6-7 year cycles. The historical bottom of the Sacramento Real Estate Market was the 4th quarter of 2011 meaning we are headed directly into the end of 7 year cycle. These cycles are not exact. The historical peak of the market was August of 2005 but didn’t reach rock bottom until the end of 2011, so about 6 years 4 months.
