Curb Appeal Ideas to Sell your Home

So first of all you have to put yourself in the shoes of the buyer. Know that most buyers lack vision and almost all make a decision on your home in the first 60-90 seconds and spend the rest of their visit justifying that snap decision. That’s why curb appeal is so very important. So what can you do to help with that first impression

#1 – Add some color to your planter boxes. Flowers are a cheap way to spruce up the front of your home. Its easy to go and doesn’t cost a lot on time or money

#2 – Green up that lawn. Many homeowners here in the Sacramento area have let their lawns go brown. Initially under the restraint of drought conditions but now mostly out of neglect. A brown lawn sends the message that the rest of the home may not be well maintained either. If the lawn is too far gone to revive, consider having it painted. You’ll need to disclose this but it’s better than nothing.

3# – Power wash the house and driveway. Clean off all that old dirt that has accumulated. If after the power wash its evident the house needs paint, do it.

#4 – Paint the front door and replace your old mat with a fresh “welcome” mat. A fresh painted front door is inviting and the subliminal message from the new welcome mat is inviting and gives a feeling of “home” to the perspective buyer

#5 – Park the car in the garage and ask your neighbors to not park in front of your house while listed. Driving up and seeing nothing but cars is a turn off for most buyers

#6 – Declutter the entry way. It doesn’t do much good to paint the front door and replace the old mat with a fresh welcome mat if there is so much junk at the front door. If it seems crowded to you, it really feels crowded to a buyer. Don’t make the entry way stark, but less is more

The first step in selling your home sold fast is to interview and hire a great Realtor. This Realtor should be an area specialist and have several years experience with a track record of success. Ask them the tough question like “how many homes have you sold in this neighborhood?” and “How many homes have you sold in your career?” Make sure they bring more than just comparable properties to the appointment. A great Realtor will discuss not only their step by step marketing plan but also what’s going on in the market today.

Step two is to right price your home. No amount of marketing will sell an overpriced home. I don’t know about the rest of the country, but in Sacramento County as of today July 19th 2018, buyers are not looking at over priced homes. Conventional wisdom would dictate that they would and just write a low offer but the reality is they are not. Price your home to match the market. The lower the price the quicker the sale and the better chance you will have to get multiple offers.

Step four: Make it easy to show. Let the Realtor install a lock box. Be flexible with your showing times. Have the house show ready every day before leaving for work and most important – LEAVE when the home is being shown. I can’t stress this enough. Buyers want to feel free to talk openly about our home and wont if you are even in the next room

So you’re wondering what the home selling process is. Let me take you through the process now

Selling a home can be a daunting task, especially if you’ve never done it before. Fortunately for you, Jennifer and I have helped well over 1500 buyers and sellers in the past 15 years. That’s 10 times the national average.

Step one is to interview and hire a good realtor. We’ll cover this interview in depth in a later video but for now know that this person is going to guide you through one of your largest financial transactions in your life. It’s not the time to trust such a task to someone who has never done it before or just because they are your friend, family member, neighbor or work associate. Choose a true market specialist

Step two is to get your home ready for sale. This can include Realtor suggested repairs, staging and of course the all-important professional quality pictures, video and virtual tour

Step three: With your home listed on the MLS and public internet sites, it’s time to showcase your property. One of the stressors in having your home on the market is leaving for work each day with the property show ready. That means making the beds and getting the dishes out of the sink. You only get 1 time to make a first impression

Step four: Getting and evaluating offers. The best offer is not always the highest offer. Your Realtor should have prepared a net sheet for you for each offer presented. The net sheet shows all the costs involved with selling your home. Offers can vary based on who pays what, are there anticipated repairs, time to close and credit worthiness of the buyer

Step five: The escrow process. During this period the buyer will conduct all their investigations of the property, get the appraisal and final loan approvals if it’s a financed offer. There are 88 types of turbulence that can cause a deal to fail so it’s important your Realtor is on top of the process

Step six: Negotiating the Request for repairs if any, and a low appraisal if that happens. A good Realtor will guide you through this process. While the financial decisions are always yours, in my opinion it really comes down to if you are going to run into the very same issues with the next offer you might as well dance with the one you brought and correct the items and close on time. If the request is petty or ridicules or the appraiser is way off the mark, your Realtor will be able to advise you accordingly. Just be sure they have your best interests at heart, nit theirs…

Step seven: The Closing. Well you’ve made it through all of the previous six stages and it’s time to close. You will attend a seller signing appointment but that doesn’t mean you’re done just yet. Once the buyer signs their loan documents, the lender reviews the file one more time before funding the loan and the escrow company recording the deed transfer with the county. Depending on what was negotiated you should be out of the house completely before the home closes escrow. Keys are delivered to the buyer by the buyer’s agent and you are on your way. If you choose to have your proceeds wired, by the next business day you should have all your proceeds in your designated account

As the summer quickly comes to a close we can see the Real Estate market trend shift we spoke of last month coming to fruition. Is it a season shift or a sign of things to come? It takes three data points to establish a trend and I’m not so sure we have seen those yet. Stay Tuned for more insight on this market and what it means to you.

Where is the Housing Market Headed?

Reporting the data is one thing. Interpreting it is a completely different skill set. We like to think we do a lot more than report the numbers. It’s not the numbers that count as much as what they mean to you if you are buying or selling during this time. We know there is a pronounced shift in the market but is it seasonal or a trend? Here’s what the data tells us…

In Sacramento County the number of homes sold typically peak in June and seasonally decline through January. This year home sales peaked in May, a month early and if the annual trends repeat themselves we can expect declining sales though the end of the year. While there are more homes for sale, inventory remains at less than 2 months – mathematically a sellers’ market ONLY if buyers are still buying. Even with the supposed “sellers’ market” we are seeing buyers able to negotiate prices and repairs that would have been unheard of even 3 months ago. Prices are holding steady in a neutral pattern but the days of crazy bidding wars are on hold through the end of the year. There are 7.4% more homes for sale today than a month ago and 21.6% more homes for sale than a year ago. 

So, what’s it all mean?

If selling – price your home right and be ready to make adjustments as needed. If buying, you have more leverage from now through the end of the year. Use it wisely and know that not all sellers are going to be willing to negotiate. Our experience is buyers shift to a changing market far faster than sellers do.

So you might be thinking of selling or might just be curious what your home is worth in today’s real estate market. I’m going to show you 3 ways to getting your best estimate now

Option 1 – Online estimates; on line estimates are algorithms based on similar homes that have sold in your neighborhood. They give no value or credence to location, upgrades or even age or whether or not it’s a busy street or a private cul de sac. Unreliable at best but if you are just looking for a broad range value, they’re good enough

Option 2 – An appraisal. Much more accurate but also expensive. An appraiser will give you their professional opinion of the current market value of your home. Expect an appraisal to trend towards the lower side rather than the high side of property values. There are several different kinds of appraisals but well talk about them in another video

Option 3 – A Realtors assessment or BPO – Brokers Price Opinion. A talented, competent Realtor should be able to give you a pin point value of what your home will actually sell for in the current market. Adjustments should be made for market conditions, square footage of the house, lot size, number of bedrooms and baths and especially condition. No one can truly give you an accurate indication of what your home will sell for without first seeing it.

How to Determine a List Price – Thinking of Selling a Home in Sacramento

What’s My Sacramento Home Worth?

Many of our clients are first time home sellers and are in uncharted waters when it comes to selling their home. Sadly enough most sellers only interview 1 agent before listing their home. I can’t stress enough the importance of interviewing more than one agent, even if they are from the same brokerage, before listing your home. The friends or family member referral is not always the best choice. So, how do you determine what price to list your home?

Frist and foremost select an agent to represent you in the sale. The right agent will be someone you feel comfortable, comes prepared with a full marketing plan and data to support their price recommendation. Interview more than one agent. The cheapest isn’t always the best and saving a few dollars on commissions could cost you thousands in the sales price. Experience counts.

No two agents price a property the same way. In reality it is the seller who sets the list price and the market that determines the sold price. In selling your home, it is worth exactly what someone is willing to pay for it, what you are willing to accept and if a loan is involved, what the appraiser deems its value to be and the bank will loan. It doesn’t matter what you want, what you need, what your Realtor says it worth, what the neighbor thinks it worth or what Zillow says. It’s worth what a buyer is will to pay and you are willing to accept. That’s it.

Other thing to consider when pricing your home is the market condition. It is a sellers’ market? A buyers’ market? Or a neutral market? It makes a difference. Remember that no amount of marketing will sell an overpriced home in any market.

Pricing your home “at” market or slightly under market value will ensure you the best net at the closing table. An overpriced home will linger on for weeks and ultimately net you less money while a right priced home will sell more quickly. Keep in mind, in a sellers or neutral market; unless you accept the very first offer on the very first day, you cannot under-sell your home. It’s all about supply and demand. Given the right amount of time on the market, a right priced or slightly under priced home will generate multiple offers and usually get you a higher sold price. A good rule of thumb is it takes 10 showings to generate an offer. Priced right you should have one or more offers after 10 showings. If you have had 10 plus showings and no offers it’s a good indication your home is overpriced.

In any market, we suggest giving your home at least 7-10 days on the market before reviewing offers. This gives plenty of time for your agents marketing plan to take effect, for all the public internet sites to populate and to allow enough time for perspective buyers to tour your home.

So what is the right price? Generally you should be looking at similar homes within your same neighborhood that are no more than 10% above or 10% below your same square footage. In selling a 2,000 sf home you should be looking for homes that have recently sold in the 1,800 sf – 2,200 sf range. Not all homes are the same. An allowance needs to be made for upgrades, condition, number of bedrooms / bathrooms, lot size and location. A home on a busy street with minimal upgrades will sell for considerably less than a model match located on an interior street and highly upgraded. Pricing a home can be as much an art as it is science. Again, this is where using an experienced agent really counts.

It is important to look at pending sales and active listings as well. Pending sales will give you a good indication of where the market is headed – up, down or neutral. Active listings are less of an indicator but do tell you what the competition looks like. Remember it’s the seller that sets the list price so while it might be exciting to see a home similar to yours listed well above others in the area, it doesn’t mean the home will sell for that amount.

Use the same adjustments for the active and pending sales that you would for the sold properties. Take into account days on market and market conditions as well.

Data is king but experience counts. Rely on your intuition and let your Realtor guide you through the process. Remember, it’s your house and your money. The right agent will understand this work with you to get you the most for your home in the shortest amount of time with the fewest hassles. Never forget they work for you not the other way around.

A quick review of Sacramento and Placer county real estate bears out what everyone already knows – March was a strong Sellers market.
