For the last several years, buyer demand has far exceeded the housing supply available for sale. This low supply and high demand have led to home prices appreciating by an average of 6.2% annually since 2012.

With this being said, three of the four major reports used to measure buyer activity have revealed that purchasing demand may be softening. Here are the four indices, how they measure demand (methodology), what their latest reports said, and a quick synopsis of the report.

The Foot Traffic Report
by the National Association of Realtors

Methodology: Every month SentriLock, LLC provides NAR Research with data on the number of properties shown by a REALTOR®. Lockboxes made by SentriLock, LLC are used in roughly a third of home showings across the nation. Foot traffic has a strong correlation with future contracts and home sales, so it can be viewed as a peek ahead at sales trends two to three months into the future.

Latest Report“Foot Traffic climbed 3.2 points to 55.8 mid-summer in July. Additionally, the diffusion index is higher than last year by 13.5 points. Despite a healthy economy and labor market, supply and new construction remains unable to keep up with buyer demand.”

Synopsis: Buyer demand remains strong.

The Showing Index
by ShowingTime

Methodology: The ShowingTime Showing Index® tracks the average number of buyer showings on active residential properties on a monthly basis, a highly reliable leading indicator of current and future demand trends.

Latest Report“Showing activity throughout the country increased by 0.3 percent year over year in July, the third consecutive month that the U.S. ShowingTime Showing Index recorded buyer interest deceleration compared to the previous year. The June 2018 figures revealed a 0.0 percent change in showing traffic from 2017, while May showed a 1.2 percent year-over-year increase. The 12-month average year-over-year increase was 4.6 percent.”

Synopsis: Buyer demand is softening

Realtors Confidence Index
by the National Association of Realtors

Methodology: The REALTORS Confidence Index is a key indicator of housing market strength based on a monthly survey sent to over 50,000 real estate practitioners. Practitioners are asked about their expectations for home sales, prices and market conditions.

Latest Report“REALTORS reported slower homebuying activity in July 2018…The REALTORS® Buyer Traffic Index registered at 62, down from the same month one year ago (69). This is the fifth straight month (since March 2018) that Realtors reported a decline in buyer activity compared to conditions one year ago.”

Synopsis: Buyer demand is softening

The Real Estate Broker Survey
in the ‘Z’ Report by Zelman and Associates (subscription needed)

Methodology: Proprietary survey results of real estate executives.

Latest Report“While we continue to expect a resumption of growth in resale transactions on the back of easing inventory in 2019 and 2020, our real-time view into the market through our Real Estate Broker Survey does suggest that buyers have grown more discerning of late and a level of “pause” has taken hold in many large housing markets. Indicative of this, our broker contacts rated buyer demand at 69 on a 0-100 scale, still above average but down from 74 last year and representing the largest year-over-year decline in the two-year history of our survey.”

Synopsis: Buyer demand is softening

Bottom Line

Again, three of the four most reliable measures of buyer activity are reporting that demand is softening. We had a strong buyers’ market directly after the housing crash which was immediately followed by a strong sellers’ market over the last six years.

If demand continues to soften and supply begins to grow (as is projected to happen), we will return to a more neutral market which will favor neither buyers nor sellers. This “more normal” market will be better for real estate in the long term.

Here are four great reasons to consider buying a home in Sacramento today instead of waiting.

1. Prices Will Continue to Rise

CoreLogic’s latest Home Price Insights report reveals that home prices have appreciated by 6.2% over the last 12 months. The same report predicts that prices will continue to increase at a rate of 5.1% over the next year.

Home values will continue to appreciate for years. Waiting no longer makes sense.

2. Mortgage Interest Rates Are Projected to Increase

Freddie Mac’s Primary Mortgage Market Survey shows that interest rates for a 30-year mortgage have already increased by half of a percentage point, to around 4.5% in 2018. Most experts predict that rates will rise over the next 12 months. The Mortgage Bankers Association, Fannie Mae, Freddie Mac and the National Association of Realtors are in unison, projecting that rates will increase by half a percentage point to around 5.1% by this time next year.

An increase in rates will impact your monthly mortgage payment. A year from now, your housing expense will increase if a mortgage is necessary to buy your next home.

3. Either Way, You Are Paying a Mortgage

There are some renters who have not yet purchased homes because they are uncomfortable taking on the obligation of a mortgage. Everyone should realize that unless you are living with your parents rent-free, you are paying a mortgage – either yours or your landlord’s.

As an owner, your mortgage payment is a form of ‘forced savings’ that allows you to build equity in your home which you can then tap into later in life. As a renter, you guarantee your landlord is the person building that equity.

Hiring the right Realtor is a big deal. The right Realtor is so much more than someone who opens doors for you and writes up the offer. The right Realtor will become your trusted advisor guiding you through the perilous path of your home purchase. In an easy peasy deal you won’t give it a second though, but when there are bumps, and nearly every transaction has some, you’ll be glad you took the time to hire the right person. Here are 10 questions to ask a perspective Realtor before agreeing to work with them:

#1. How long have you been licensed, Do you work in Real Estate full time and how many homes have you sold in the past year / career? Ok that’s really three questions but it leads to experience. This is quite possibly the largest financial decision you will ever make. Why trust it to someone with no experience?

#2. What percentage of your business comes from working with buyers? There is a big difference between a listing agent and a buyers agent. It’s a completely different skill set. A dedicated buyers agent is the way to go in most cases

#3. What is your experience in the neighborhood I want to buy in and the type of property I want to buy? This lends itself to working with a neighborhood expert. There are nuances of every area and no one is an expert in all areas

#4. How will you help me find the home I am looking for? Many agents will set you up on a MLS wide range search and let you find the home yourself. What the heck?! If that’s the case why do you need them?

#5. What is your strategy when faced with multiple offers? What percentage of the time do you win a multiple offer situation for your buyers? Again more than one question but this will tell you if the agent even has a plan to help you win. When buyers follow our lead we win the multi offer battle 98.7% of the time

#6. Can you help me with the loan process? How? We strongly advise not using an agent who is both representing you in the purchase and also doing your loan. Again, two very different skill sets. You want an agent with great lender relationships to help you get the best deal possible

#7. Do you have a written agreement? Many agents require their buyers to sign a buyer-broker agreement that says even if you buy with another agent they are still due a commission. Our feeling is if you don’t want to work with me, I sure don’t want to work with you. We do ask for your loyalty and if your word is not your bond we are not the right Realtors for you

#8. How would you represent me on one of your own listings? While Dual agency is legal and ethical in California, I choose to not represent a buyer on a property I have listed. The question always begs to be asked – Who are you working for? The buyer, the seller or yourself because as the agent you get double the commission. Yikes!

#9. Can you give me references of buyers you have worked with in the past? This is a job interview. I am interviewing to be your Realtor and trusted advisor. Not only can I give you references you can read our reviews online through Redfin and Zillow.

#10. What are your hours of operation? Are you always available? Be careful with that one. While most Realtors make accommodations for their clients, be wary of the agent who says they are available24/7. Do they have no other life or clients to work with? Chances are this type of agent while it seems is a good choice, has no other business and needs your deal to close to make their house payment. Again, whose interest are they working in, yours or theirs?

Your offer on your Sacramento Home has been accepted! Now what? Let’s find out now!

Getting an offer accepted on the home of your dreams is an exciting event but the fun is just starting. What does the whole process look like and what should you expect? A good realtor will be there to guide you through the process from start to finish. We are giving you the short version here but you can find out more by reading our “Guide to a Successful closing

OK your offer is accepted – what’s next? Working under the premise you are already pre-approved by a lender, the first step is to get your deposit in. You have 3 business days to make this happen. The deposit can be made by personal or cashier’s check or it can be wired. The escrow company won’t take cash.

With the time clock ticking and depending on what was agreed to in the contract its time for you, your agent and your lender to get busy.

Even though you are pre-approved your lender is going to want updated financials including pay stubs and checking statement. Whenever your lender makes a request get them the information that same day. Don’t let any delays be because you held up the process.

While this is happening your Realtor will discuss what types of inspections you may want. Again, depending on what was negotiated these will be out of pocket buyer expenses. Typical inspections include a whole house inspection, a pest inspection to determine if you have termites or excessive dry rot. If the house is older we suggest a sewer inspection. If it has a chimney it’s a good idea to get the chimney inspected and the roof inspected as well.

The seller will be delivering the sellers disclosures to you. The seller is legally obligated to disclose any and everything they know about the property including repairs that have been completed, death on the property within the past 3 years and anything that would be important for you the buyer to be aware of.

With reports and disclosures in hand it’s time to discuss a request for repairs if any with your agent. Our thoughts are no house is perfect. You are buying a used home and every home has its issues. If it is a health and safety issue like lack of ground fault circuit interrupters in the kitchen or baths, or a leaky roof or any other item that could damage or put at risk you or the structure, those are the items we suggest asking the seller to fix. Things like ugly paint or nasty carpet, those are cosmetic and should be dealt with on your dime. The seller is not obligated to make any repairs so be mindful of that in what you ask for. Typically in a buyers market a seller will agree to more repairs than you would in a sellers market. Your Realtor should guide you through this part.

While you are completing the inspections the lender will order the appraisal. Again this is an out of pocket buyer expense. Whether you buy the house or not the appraiser has to be paid. If the property appraises for less than your offer you can ask the seller to reduce the price. If they don’t and you don’t or wont bring in the cash difference you may cancel and not lose your deposit.

Repairs if any are completed or a seller credit given, the appraisal is complete and at value and the lender has given full underwriting approval for the loan. Now it’s time for the lender to order the loan docs and for you to sign at the escrow company. Once loan docs are signed the loan package is sent back to the lender for final review, the loan is funded and the deed with you as the new owner is recorded at the county. This can take anywhere from the same day to 2-3 days depending on your lender.

With the deed recorded you are now officially a homeowner – Congratulations! Your Realtor will deliver you the leys and depending on what was negotiated you can start moving in right away

Losing out on the home of your dreams is crushing. You’ve looked and looked but keep getting beat out on the home of your choice. Before throwing in the towel, check out these tips that help our clients get their offers accepted more times than not when they follow our advice.

Writing a winning offer is as much about terms as it is price. Not all offers are equal even if the offered price is exactly the same. The first step in writing that winning offer is to find out as much as possible what is most important to the seller. Is it simply the highest net? Or maybe they need time to move. What about how quickly they want to close. Faster is not always better. Here is where an experienced agent is going to make or break the deal. An experienced agent will leverage their relationships with other agents to find out as much as possible of what the seller needs before making suggestions to you on how to structure the loan.

Once we know what is important to the seller, we structure the offer to best meet the needs of the seller while not giving away the farm so to speak. It’s a balancing act of protecting your rights as a buyer and getting you the best deal possible but not losing out on the home. This is a balancing act that has to be walked very carefully. Representing you as the buyer we have a fiduciary duty to work in your best interests always.

Items to consider when writing that winning offer include but are not limited to highest offered price, shorter contingency periods, larger deposit, quicker close if the seller wants to close quickly, even possibly a free rent back or delayed date of possession.

Keep in mind when it comes to the offered price it is the net amount the seller should be focusing on. A way to increase the seller’s net proceeds is to pay some of the sellers closing costs such as splitting or paying 100% of the owners title insurance, splitting or paying 100% of the escrow fee. Not asking for a home warranty or offering to pay the city or county transfer fee. Yes, these are all additional costs to you BUT it does put your offer in a better position when going against other offers.

Key to this process is having an agent with a good reputation in the real estate community who is willing to leverage their relationships with other agents, a stronger pre-approval letter from a reputable direct lender and to be flexible. While this should be strictly a financial decision we know it to be as much emotional as financial.

Keep in mind, no matter what, you should never pay more for the home than you are comfortable with and ALL the financial decisions are yours. We will coach counsel and suggest but at the end of the day, you are the boss.

As you can see there is no hard and fast rule to getting an offer accepted. It chances on a case by case basis. This is why it is so very important to have the right agent working for you.

Buying a home can be a daunting task for the novice and even seasoned home buyer. Buying a home is usually the largest financial investment a person will ever make. Plus buying a home is way more than a place to live. It’s your home. It’s the place where family and friends gather. It’s where you build memories. Let’s just make sure those memories of buying your home are all good.

So let’s start. The first step in buying a home is to get pre-approved with a lender. Without the loan in place you don’t even know if you can buy the home of your dreams. Speak with a reputable lender. They will be able to tell you how much you can borrow and if there are credit issues, what you need to do to clean them up. See our video on the difference between pre-approved and pre-qualified for a better understanding of the process. A good lender will also talk to you about how much down payment you will need, what you closing costs are and most importantly what your payment will be. Most people will qualify for a larger house payment than they are comfortable with.

Next Step- Find a good Realtor. Statistically buyers work with the first Realtor they meet. How crazy is that? The right Realtor is going to do way more than unlock doors and send you listings to review. The right Realtor will play a very important part in guiding you through the process. Take time to interview several agents before committing to one. Watch our video on what questions to ask your Realtor to find out more.

OK – You’ve gotten pre-approved, you have a great Realtor. Now what? Now’s the time to sit down with your Realtor and discuss your wants and needs. In over 15 years I’ve never seen the perfect house so there is always some give and take. Armed with this information your Realtor will be able to start the search for the home that will best fit your needs and cover as many of your wants as possible. While you can look at the public websites like Zillow and Realtor.com, a good agent will cut through all the noise for you and, as in our case, set you up on a back-stage pass to the MLS, allowing you to get all the latest properties frequently before they hit the public sites. Ask us how…

Now it’s time to start looking at homes. Your Realtor will make the appointments and schedule a tour of the homes that best fit your criteria. Be sure to take notes as you go and eliminate those homes that are just not going to work. You may have to kiss a lot of frogs before you find “the one”. What we know from our experience is that when you find the right house you will know it the minute you step inside. It’s crazy but 9 times out of 10 this is the case.

You’ve now found the right house for you. What’s next? Next is to actually write the offer. Again, this is where a great Realtor is going to be worth their weight in gold. Your offer will vastly depend on what kind of market you are in – buyers, sellers or neutral. It will depend on the price of the property and the comparable sales in the area. It will depend on if you need assistance with your closing costs or not.

Based on the offer you write one of three things will happen. The seller will accept it, reject it or counter it. If accepted awesome you are now in contract. If rejected your Realtor will find out why and use it as a learning tool for the next offer. If countered you and your Realtor will sit down and decide how you want to respond. Once your offer is accepted you are now officially in contract or escrow as it is frequently called. In the California contract, unless you agreed to something else you have three contingencies or ways to cancel the agreement without jeopardizing your deposit. These are the inspection, appraisal and loan contingency. We talk more in depth on these three items in our video The Escrow Process.

With your contingencies removed, loan approved and any agreed upon repairs completed you are ready to sign your loan documents. Either your lender, Realtor or both will meet you at the escrow company offices to assist in your signing the loan documents. With the loan docs signed they are processed, the loan is funded and the deed is sent to the county for recording you as the new owner. Its what we mean when you get the call that we are on record. Depending on your lender, this can take as little as the same day and as much as a day or two and the recording never happens on a weekend or holiday in California.

Once on record the home is official yours and, depending on what was negotiated, you can move right in. Your Realtor will meet you at the property and deliver the keys to you. Congratulations you are now a home owner!
